Commercial Furnace Inspection & RTU Service in Ontario & Quebec

Keep your building warm, safe and running with a professional commercial furnace inspection and RTU inspection. A rooftop unit (RTU) holds the heating, cooling, blower and filters in one packaged system, and a single failure can shut down an entire office, store or restaurant.
BlueGuard inspects commercial furnaces and gas-fired, electric and heat pump rooftop units for offices, retail stores, restaurants, warehouses, clinics and multi-unit buildings. You get a detailed report with photos for every unit. Serving Ottawa, Gatineau, Oshawa, Durham Region, Montreal and Laval.

BlueGuard Commercial Furnace Inspection & RTU Process

Step1

Site Assessment & Planning

We start by talking with the property manager or facility team about the building, the number of furnaces and rooftop units, their age, maintenance history and any comfort complaints from tenants or staff. We confirm roof access, parking for our service truck and the best time to work so your business keeps running.

Step2

Safe Roof & Unit Access

Our technicians follow safe roof access practices and shut down each unit safely before opening any panel. We check the curb, cabinet, panels and the roof around every RTU for rust, water leaks, damaged seals and loose fasteners that can let water into the building.

Step3

Burner & Heat Section

On gas-fired RTUs and commercial furnaces, we inspect the burners, igniters, flame sensors, gas valve connections and flame pattern. The heat exchanger is checked, where accessible, for cracks, corrosion and heat stress. On electric units, we inspect the heating elements, contactors and wiring.

Step4

Venting & CO Safety

We check flue outlets, combustion air intakes and inducer fans for blockages, ice, nests and damage. Carbon monoxide is tested at the unit and inside the space it serves, so combustion gases never end up in offices, stores or common areas.

Step5

Cooling Section & Coils

Because an RTU also cools the building, we inspect the evaporator and condenser coils, the condensate pan and drain line, the compressor area and the condenser fans. Dirty or blocked coils are one of the biggest causes of high energy bills and summer breakdowns.

Step6

Blower, Belts & Filters

We check blower wheels, motors, bearings, belts and pulleys for wear, alignment and tension, and inspect the filters and filter racks. Clean filters and a healthy blower keep airflow steady across every zone of the building.

Step7

Controls, Economizer & Report

We test thermostats, safety limits, pressure switches and the economizer and dampers where installed, then run each unit through a full heating cycle. You receive a clear report for every furnace and RTU with photos, findings, priority levels and honest recommendations.

Step8

Coil & Duct Cleaning

If the inspection shows dirty coils, blowers or ductwork, BlueGuard can clean them on the same project. Our air compressors are truck-mounted with a long air line that reaches the rooftop easily, so no heavy machinery is carried up. All we need is a parking spot near the building.

In a commercial building, the furnace or rooftop unit is more than a comfort system. It keeps tenants, staff and customers safe, protects inventory and equipment, and keeps your business open through a Canadian winter. A professional commercial furnace inspection and RTU inspection is the simplest way to know every unit is ready before the cold weather arrives.

A rooftop unit, or RTU, is a packaged HVAC system that holds the furnace or heating section, the air conditioner, the blower, the filters and the controls in one cabinet on the roof. RTUs sit outside all year, exposed to snow, ice, rain, heat and wind. Over time, panels loosen, coils clog, belts wear, burners collect debris and drains freeze or block. Most of these problems cannot be seen from the ground.

BlueGuard inspects commercial gas furnaces, electric furnaces and rooftop units of all common sizes and brands for offices, retail stores, restaurants, medical and dental clinics, gyms, warehouses, schools, places of worship, condominiums and multi-unit residential buildings. Every unit is checked against the same detailed checklist and documented with photos.

A commercial furnace inspection and RTU inspection is the smart choice before the heating season, when you take over a new property or lease, before a tenant moves in, after roof work or a major storm, and when staff report cold zones, strange smells or rising energy bills. It also helps property managers plan repair and replacement budgets with real information instead of guesswork.

Inspection pairs well with our other commercial services. When the report shows dust and debris in the system, our commercial air duct cleaning for offices and retail removes it at the source. Buildings with split systems can add commercial heat pump and split unit cleaning, and laundry facilities benefit from commercial dryer vent cleaning. All inspections are done by TSSA-certified technicians from our subcontractor Temp Zone.

How often should RTUs and commercial furnaces be inspected? Most commercial buildings need an inspection at least once a year before winter, and many property managers book a second visit in spring before the cooling season. Units that run long hours, such as in restaurants, gyms and retail stores, may need more frequent checks.

We work around your schedule. BlueGuard does not charge after-hours fees, and our crews cover the work area so dust and debris never fall on floors, desks or products. For sites with several units, we inspect every unit in a planned order and deliver one organized report so you can compare them side by side.

Honest answers matter to us. We never use an inspection to push a replacement your building does not need. You get the facts for every unit, clear priorities and a clear price for any recommended work.

Benefits of a Commercial Furnace Inspection & RTU Check

Keep your business open

Catching worn parts and failing components early prevents no-heat emergencies that close stores, offices and restaurants on the coldest days.

Protect people from CO

Heat exchanger, venting and carbon monoxide checks help keep tenants, staff and customers safe from combustion gases.

Lower energy costs

Clean burners, coils and filters and properly adjusted belts help every unit heat and cool efficiently, reducing gas and hydro bills.

Longer equipment life

Rooftop units are a major investment. Regular inspections reduce wear and help each unit reach its full service life.

Better budget planning

Unit-by-unit reports with photos and priority levels help property managers plan repairs and replacements ahead of time.

Records for your files

Dated inspection reports support insurance, lease, warranty and building maintenance requirements.

Hidden Problems an RTU Inspection Reveals

Cracked heat exchangers

Cracks and corrosion in the heat section can let carbon monoxide into the supply air serving offices, stores and common areas.

Roof leaks around the unit

Damaged curbs, seals and panels let rain and melting snow into the building, causing ceiling stains and water damage.

Clogged coils and filters

Dirt, cottonwood and debris on coils and filters cut airflow, raise energy use and overwork the compressor and blower.

Worn belts and bearings

Cracked, loose or misaligned belts and noisy bearings lead to sudden blower failure and no air movement in the building.

Blocked drains and frozen lines

A blocked condensate pan or drain can overflow onto the roof deck or freeze in winter and shut the unit down.

Faulty controls and economizers

Stuck dampers, failed sensors and wrong thermostat settings waste energy and leave some zones too hot or too cold.

FAQs About Commercial Furnace Inspection & RTUs

What is an RTU in HVAC?

RTU stands for rooftop unit. It is a packaged heating and cooling system installed on the roof of a building, with the furnace or heating section, air conditioner, blower, filters and controls all inside one cabinet.

RTUs are common on offices, shopping plazas, stores, restaurants, warehouses and some large residential buildings because they save indoor space and can be serviced from the roof.

The cost depends on the number of units, their size and type, roof access and whether cleaning is added to the same visit. BlueGuard prices commercial work per unit and confirms a clear written quote before any work begins.

Taxes are extra (HST in Ontario, GST and QST in Quebec). Call 1-844-498-8364 or request a free quote online, and we will prepare a quote for your building.

At least once a year, ideally in the fall before the heating season. Many property managers also book a spring visit before the cooling season, since an RTU handles both heating and cooling.

Units in restaurants, gyms, retail stores and buildings with long operating hours may need more frequent inspections.

A single rooftop unit or commercial furnace usually takes about 1 to 2 hours to inspect, depending on its size, condition and access.

For sites with several units, we plan the work in a set order and can spread it over more than one day so your building stays comfortable while we work.

Yes. We inspect gas-fired, electric and heat pump rooftop units, as well as commercial gas and electric furnaces from all major brands.

If your building also has split systems or air exchangers, tell us when you request a quote so we can plan the inspection for the whole site.

No. We schedule around your business hours and do not charge after-hours fees. Each unit is only shut down for the time needed to inspect it, and we cover the work area inside so no dust or debris falls on floors, desks or products.

For rooftop work, all we need is safe roof access and a parking spot near the building for our service truck.

You receive a clear report for each furnace and rooftop unit with photos, findings, priority levels and recommendations. Property managers can use it to plan repairs, budget for replacements and keep records for insurance and lease requirements. All inspections are done by TSSA-certified technicians from our subcontractor Temp Zone.

If cleaning is needed, we include a clear price so you can approve it at the same time.
